Belgrave Esplanade, a completed waterfront home in Sylvania

The situation

A three-storey waterfront house with a full basement, a pool, and indoor and outdoor living on several levels, on a narrow lot. The original DA was prepared by another designer; our team then reworked it through a Section 4.55 modification. I joined at the Construction Certificate stage.

The problem

Two layers of consent left a long list of DA conditions and CC requirements to close out, and the site added hard constraints: the basement ramp had to satisfy the Australian Standards, Council's footpath and layback requirements, and clear a major service running beneath the public domain. The modification and COVID-era delays had already cost the project months, so the certificate had to come quickly.

What I did

I coordinated the consultants, certifier and Council to close out the consent conditions and CC requirements one by one, resolving the outstanding design and documentation items so fewer questions would reach site. I then stayed on the project through documentation and construction.

The outcome

The Construction Certificate was issued within 12 weeks of my joining. Construction started soon after, and the house was completed in 2025.
