The situation
A large rural residence built for weddings, events and short stays (now Agape South Coast), plus a separate home for the owners, on 38 hectares at Jerrara, inland from Kiama. I joined as Design Team Manager once the design was set, at consultant coordination stage.
The problem
The best building location was the furthest point from the road and from every service. The project needed about two kilometres of new internal road, Council initially wanted a second road for fire access, and power, water and wastewater all had to be brought to the house. On a site like this, services and specialist materials set the critical path.
What I did
I worked with the bushfire consultant and planner on a response that let the project go ahead with a single access road. I coordinated the services strategy with the consultants and client: power extended to site, off-grid solar, water storage for both household and guest use, and a wastewater system sized for guest numbers. With the wastewater consultant and installers I specified and procured the septic system and absorption trenches. With the contracts administrator I sequenced the services and the long-lead charred timber cladding against the programme, so orders were placed ahead of the trades that depended on them. As the clients' brief grew, I managed the design changes and DA modifications through the Construction Certificate and into construction.
The outcome
Fully approved and in the final stages of construction, with the charred cladding on. Two homes, the civil works and the services are coming together as one development, on a site that started with none of them.
